Westmount, Kitchener real estate — prices, trends & homes for sale

As of July 2026, Westmount is Kitchener-Waterloo's established prestige neighbourhood: interwar and midcentury homes on mature streets around Westmount Golf & Country Club. Detached houses dominate, turnover is limited, and buyers are typically established households trading up for lot size and location rather than new finishes. Current pricing and days-on-market data for the pocket is being compiled.

The housing stock

Westmount straddles the Kitchener-Waterloo border around the Westmount Golf & Country Club, and its housing stock reads as a timeline of the region's pre-war and post-war money. The core streets — Union Boulevard, Belmont Avenue, and the blocks running off Glasgow Street and Westmount Road — carry interwar builds from the 1920s and 1930s: centre-hall brick homes, Tudor-influenced gables, slate and cedar details, and the kind of masonry that rarely gets replicated in new construction. Move outward and the stock shifts to 1950s and 1960s ranches and sidesplits on generous lots, many now targets for major renovation or full rebuilds. Lots are wide by Kitchener standards, and the tree canopy is mature — oaks and maples that predate most of the housing around them. Streets curve with the golf course rather than following a grid. There is almost no condo or purpose-built rental product inside the neighbourhood itself; density sits at the edges, along Belmont Avenue's small commercial strip (the Belmont Village shops) and toward King Street. Infill happens house by house: a teardown replaced by a larger custom build, or a midcentury bungalow taken back to the studs. The result is a low-turnover market where the land and the street matter as much as the structure.

Westmount questions

What kind of houses are in Westmount?

Mostly detached homes on larger lots: interwar brick builds from the 1920s and 1930s near the golf course, and 1950s-60s ranches and sidesplits further out. There is very little condo or townhouse stock inside the neighbourhood; higher-density options sit at the edges near Belmont Village and King Street.

Who does Westmount suit?

Buyers prioritizing lot size, mature streets, and proximity to both downtown Kitchener and uptown Waterloo — typically move-up or established households. It is not a first-buyer neighbourhood in most cases, and renovation appetite helps, since much of the stock is original or partially updated.

Is Westmount walkable?

The residential streets are quiet, but Belmont Village puts cafes, restaurants, and daily services within walking distance for much of the neighbourhood, and Grand River Hospital and the ION corridor sit on the eastern edge. Uptown Waterloo and downtown Kitchener are both short drives or a manageable cycle.

Do homes in Westmount come up for sale often?

Turnover is low relative to newer subdivisions. Owners tend to hold for decades, so specific streets can go long stretches without a listing. Working with an agent who tracks the pocket matters more here than in high-turnover areas.
