The housing stock

Forest Heights was built out in the decades when Kitchener pushed west past Fischer-Hallman Road, and the housing shows it street by street. The area bounded roughly by Highland Road West, Fischer-Hallman Road, and Queen's Boulevard filled in through the 1960s, 1970s, and 1980s with the era's standard family formats: sidesplits and backsplits with single garages, raised bungalows, and later two-storey brick-front homes on the western streets. Westheights Drive is the neighbourhood's internal spine, looping past schools, churches, and the Forest Heights Community Centre and library branch. Streets are a mix of long collectors and quiet crescents and courts, with lots wider and deeper than anything built in Kitchener since. Mature maples and spruce give the older sections real canopy. The stock is largely original-owner or second-owner housing, which means a wide renovation spectrum — some homes fully updated, many with original kitchens, aluminum wiring-era considerations in the earliest builds, and cosmetic work priced in by the market. Purpose-built rental apartments and townhouse condos cluster along Queen's Boulevard and Highland Road West, giving the neighbourhood more housing-type diversity than its detached-suburb reputation suggests. Commercial needs are handled by the plazas along Highland and Fischer-Hallman rather than any internal main street.
