The housing stock

Doon South is the growth edge of south Kitchener. The subdivisions running off Doon South Drive, Robert Ferrie Drive, and Thomas Slee Drive were built in waves from the early 2000s through the 2020s, and construction continues toward New Dundee Road, where new phases are still registering. The stock is what Ontario tract builders produced in that period: two-storey detached homes in brick and stone veneer with attached double garages, freehold townhouse rows, and pockets of back-to-back and stacked towns in the newer phases. Lots are compact — the trade-off for newer mechanicals, open-plan mains, and builder warranties. Street patterns are curvilinear with named crescents feeding collector roads, and the newest blocks still have unassumed roads and unfinished parkettes. The neighbourhood's geography is its argument: Conestoga College's Doon campus sits just north, Highway 401 access via Homer Watson Boulevard is minutes away, and the Grand River and Homer Watson Park trail systems edge the area. Older Doon — the historic village core near Doon Village Road, with Homer Watson House — predates all of it and adds a small stock of older homes at the neighbourhood's northern fringe. Investor-owned rentals cluster near the college; the balance of the area is owner-occupied family housing.
