Kaufman Lofts is the converted Kaufman Footwear factory at King and Victoria, one of the few true hard-loft conversions in Waterloo Region. The building
Kaufman Lofts is the converted Kaufman Footwear factory at King and Victoria, one of the few true hard-loft conversions in Waterloo Region. The six-storey concrete building kept the bones of its industrial past: heavy mushroom columns, high ceilings, and oversized factory windows that newer towers do not replicate. Its position is as strong as its character. The Kitchener rail station and ION Central Station stop are steps away, Google's Breithaupt Block offices sit just across the tracks, and Grand River Hospital is a short distance west along King. Units vary widely in size and layout because the floor plate was carved from factory space rather than drawn on a grid, so two suites of similar size can live very differently. That variance is the main reason loft buyers here shop by floor plan, not by square footage alone. In a market where most inventory is new podium towers, Kaufman Lofts competes on ceiling height, window scale, and a building history no developer can manufacture.

Kaufman Lofts questions
What is the difference between a hard loft and a soft loft?
A hard loft is a genuine industrial or commercial building converted to residential use, keeping original structure such as concrete columns, brick, and factory windows. A soft loft is new construction styled to look industrial. Kaufman Lofts is a hard loft, converted from the Kaufman Footwear factory.
Do converted buildings carry different maintenance considerations?
Sometimes. A century-old structure can have different envelope, window, and mechanical considerations than new construction, which is why the reserve fund study matters more here than in a typical new tower. The status certificate discloses the fund's balance and the most recent study, and a lawyer's review is standard before firming an offer.
Why do layouts vary so much between units?
The residential floor plans were fitted into an existing factory floor plate, working around original columns and window bays. The result is a wider spread of layouts than a purpose-built condo, so viewing the specific unit, rather than relying on a typical plan, is important.
